Harlem also collects rainwater, and
boasts paver system on terraces and
courtyards that slow the delivery of rainwater to the sewer system in major
downpours.
“This prevents the overflow that occurs
when treatment plans exceed capacity,”
says Julia Siegel, project manager-sus-tainability at New York City-based Full
Spectrum NY, the project’s developer.
Other water-saving features include
water-saving toilets, efficient shower fixtures, aerators on kitchen faucets and En-ergy-Star dishwashers. Kalahari is Full
Spectrum’s second green building, Siegel
notes, and she fully expects the company’s next development to include even
more sustainable technology, such as
reusing water for the cooling tower, or
treating and reusing “black” water.
In fact, water conservation seems to be
a combination of both age-old solutions,
such as cisterns, with other systems like
low-flow toilets and automatic sinks to
provide major savings.
“It’s a lot of little gestures. The place
where people waste water is at the lavatory
faucet, and that stuff is where you can see
a dramatic reduction,” Sherman says.
Dual-flush toilets, which adjust the
water level depending on the amount
needed, are another possibility, notes

Waterless urinals are now starting to be
used, albeit cautiously. The designers of
the Hearst Tower examined and rejected
the technology in 2003, when the building was in its early stages. Other possibilities include fixtures that use one-eighth
the water of a standard urinal.
One Bryant Park, on the other hand,
has installed the first waterless urinals in
the city, as well as low-flow sinks. “This
is a real commitment,” Savitsky said.
How much of a financial commitment
water conservation poses is another question. Ironically, some of the most cost-ef-
