fective measures are the easiest to implement. Installing $2 aerators on faucets can
make a tremendous difference, with payback in less than a year.
The payback on the more complicated
systems can vary, depending on the cost of
water, and when in the development
process water conservation is considered.
“This is a very easy strategy when it’s
part of the building planning process,” says
Sherman. “The costs to run the system are
very small and they don’t take a lot of energy to run. The cost of containment adds
to the cost of the construction.”
The collection system at the David and
Joyce Dinkins Gardens added $20,000 to
$30,000 to the construction cost. “It’s not
low-hanging fruit,” Sherman says. “This is
a mid- to long-range payback.”
One Bryant Park required a payback of
the cost of its technology in less than eight
years, though the numbers are somewhat
skewed given that parts were bought five
years ago, when there was a price premium, Savitsky says.
Water conservation works best, in fact,
when it’s part of an overall program also
focused on reducing energy consumption.
Nowikas notes that the Hearst Building’s
electrical usage is 26% lower than a nongreen building of a similar size.
And while water shortages are not a
problem now, the price of water is going
up, making changes more necessary.
“Today, water is relatively cheap,” Freitag points out. “But the price has nowhere
to go but up.”
In fact, Siegel says, prices have been rising about 11% or 12% in the last couple of
years. And the need for water will continue
to increase.
“With population growth, if we continue
using recklessly, we’ll have problems,”
Amann notes.
Even more important to long-term
owner/developers is playing a leadership
role and pioneering. “If you look at 1
Bryant Park, this should be the baseline,”
Savitsky says.
And the investment is worth the value
to the environment. “Is the cost of the tank
so extreme?” asks Nowikas. “It was about
